Moving from California
Your California equity goes a long way here. Here's what else changes.
Most of my relocation calls come from California, and they usually start the same way: someone has run the numbers on their home's equity and wants to know what it buys in Southern Oregon. The answer is usually more land and more house. The other answers, about taxes, insurance and water, are where a local guide earns their keep.
Taxes: what actually changes
Oregon has no sales tax. Its income tax tops out at 9.9 percent, compared with California's top rate of 13.3 percent. Oregon also doesn't tax Social Security benefits, which matters to anyone planning retirement.
Insurance: get the quote first
Californians already know how hard fire country can be to insure, and parts of Southern Oregon have the same problem. Get a homeowners quote before you write an offer, not during escrow. If standard companies decline, Oregon's FAIR Plan is the insurer of last resort. It covers the property but not liability, and caps coverage at $600,000.
Water: wells and water rights
Outside the cities, most homes run on private wells. A household well can water up to half an acre of lawn or garden without a water right. Pasture, orchards or a vineyard beyond that need one. Water rights are a separate question from the well, so I check both before you fall for a property.
Getting back to California
Medford's airport has nonstop flights to San Francisco, San Diego and Santa Ana, among other West Coast cities. Driving, the Bay Area is roughly six and a half hours down I-5, and Sacramento is closer.
Where to start
For a town with services and a real downtown, start with Grants Pass. For acreage close to town, look at Murphy, Merlin and Wilderville. For wine country, the Applegate Valley. Ashland and Jacksonville are the Rogue Valley's most walkable small-town centers. Not sure? The Find Your Town quiz narrows it down in five questions.
Nonstop flights from Medford
Rogue Valley International–Medford (MFR) currently has nonstop service to Seattle, Portland, San Francisco, San Diego, Santa Ana, Las Vegas, Phoenix, Salt Lake City and Denver. Routes change by season, so check the airline before you book.
Common questions
What people from California ask
Is Oregon cheaper than California for taxes?
Oregon has no sales tax and a lower top income tax rate (9.9 percent versus 13.3 percent), and it doesn't tax Social Security benefits. Your actual savings depend on your income and spending.
Does buying a home in Oregon reset the property tax like Proposition 13?
No. Under Measure 50, a home's taxable value can grow no more than 3 percent a year and carries over to the new owner after a sale.
Is it hard to insure a home in Southern Oregon?
It can be in fire-prone areas. Get a quote before you make an offer. If standard insurers decline, the Oregon FAIR Plan is the last resort.
How far is Southern Oregon from the Bay Area?
About six and a half hours by car, or a nonstop flight from Medford to San Francisco.
