Applegate Valley
Wine country, with a river running through it.
Quick facts
Applegate Valley at a glance
The Applegate Valley follows the Applegate River across Josephine and Jackson Counties, connected by Highway 238 between Grants Pass and Jacksonville. Murphy, Provolt, Applegate and Ruch sit along the way. It's also its own wine appellation, the Applegate Valley AVA, inside the larger Rogue Valley, which USA TODAY readers named the No. 1 wine region in the country for 2026. Jacksonville is about 10 minutes from Ruch, and Grants Pass is about 30 to 35 minutes from the upper valley.
What it's like
Living in Applegate Valley
Drive Highway 238 between Grants Pass and Jacksonville and the valley unfolds in order: pasture, then vineyards, then the river sliding alongside the road with the Siskiyous rising behind it.
Weekends here are local. Red Lily pours Tempranillo on the riverbank, Troon farms biodynamically up the road, and Cowhorn and Valley View anchor the upper valley. Pennington Farms has pies, the lavender farms bloom in early summer, and Applegate Lake waits near the California line for swimming and kayaks. Jacksonville's restaurants and the Britt hillside are a short drive from the Ruch end. Grants Pass is the run for the hospital and bigger errands from the Murphy end.
Properties range from a farmhouse on a few acres to working farms, vineyard land and parcels with river frontage.
Before you buy here
The homework
The Applegate crosses two counties, so the zoning and permit rules depend on which side of the line you're on. Josephine County handles the western end, Jackson County the eastern end. Much of the valley is zoned for farm or forest use, which limits what you can build, so check the zoning before you plan a second home, a shop or a land split.
Water is the big question. A domestic well can water up to half an acre of lawn or garden without a water right. A vineyard, orchard or irrigated pasture needs one, so confirm any rights in the state records before you buy. Ask for the well log, a flow test and the septic permit. Near the river, check the flood zone. In the wooded hills, get an insurance quote before you write an offer.
