Buy

Buying here, with the homework done

I work with local buyers, move-up buyers and people relocating from out of state. Before you write an offer, you'll know about the well, the septic, the road, the zoning and what insurance will cost.

The ten steps

  1. 1

    Intro call

A short call about what you need, your timing and the towns on your list.

  2. 2

    Budget and lender

Get pre-approved with a lender who knows wells and acreage. I'll share names.

  3. 3

    Towns shortlist

Narrow to two or three communities based on drive times, land and price.

  4. 4

    Showings

Tour in person, or by video call if you're out of state.

  5. 5

    Property homework

Well log, septic file, zoning, road and an insurance quote, before you fall for the house.

  6. 6

    Offer

Price and terms built on the recent sales, with contingencies that protect you.

  7. 7

    Inspections

A home inspection, plus well flow and septic inspections where they apply. The seller tests the water.

  8. 8

    Appraisal

Your lender's appraiser confirms the value. I send them the sales that support the price.

  9. 9

    Final walkthrough

Confirm repairs were made and the house is as agreed.

  10. 10

    Keys

Sign with escrow and get the keys on the possession date in your contract.
