Do the homework
Before we talk price, I pull the well log, the septic file, the zoning and the recent sales. You see the same paperwork I do.

Story
In the 1990s, I stood behind the service counter at a Grants Pass car dealership. Every day, someone handed me their keys and asked what was really wrong with their car. The fast money was in the most expensive answer. The lasting money was in the honest one, because people come back to the person who told them what they didn't need. The service department reached a five-star customer rating.
That counter taught me the difference between a transaction and a relationship. A transaction ends when the paperwork does. A relationship is why someone calls you ten years later to ask about a well, a roof or their daughter's first house.
On paper, what came next is an odd résumé for a broker. I produced Motor Trend Radio and a dozen other automotive shows, and ran more than 30 events a year at places like SEMA, Barrett-Jackson and the Indy 500. I led marketing for manufacturers. I worked for home builders, which taught me to ask what's behind the drywall. In practice, it was the same job every time: earn trust first, then tell the truth plainly.
I call the result an oasis of rapport: a place where you can ask the question you think is dumb, get a straight answer, and change your mind without feeling sold. Buying here takes knowledge that doesn't show up online, like wells and water rights, shared roads, farm zoning and insurance in fire country. None of it helps you until you trust the person telling you.
Outside of transactions, I'm Vice Chair and a founding board member of Main Street Grants Pass, and I sit on the Grants Pass Tourism Advisory Committee. I lead Cruise the Rogue, the four-day automotive festival downtown. This July, that included a 100-seat long-table dinner on 5th Street for the Children's Advocacy Center and the Grants Pass marching band.
I keep score in relationships, not closings.

If I see a problem, you'll hear it from me first, not from the inspector.
I live in Grants Pass, and I'll see you at the Growers Market. That keeps me honest.

“My Fiancée and I were exploring the option of buying a home when we decided to check a listing out, mainly just for fun; Michael just happened to be the Agent that Zillow sent out a meeting request to. Right from the start, Michael was friendly and extremely informative on how the first time home buying process works. He even put us in touch with a few recommendations on mortgage brokers. Our entire home buying process took about 5 months from the first house we viewed till we closed on our first home. Throughout the entire process Michael answered all our questions thoroughly and proved to be very knowledgeable and insightful. He made the entire process a lot less stressful. We got very lucky to have an agent that would be 10 stars if I could give that many!”
