Who we are. michaelocoyne.com is operated by Michael O'Coyne, a real estate broker licensed in Oregon with RE/MAX Integrity, 1830 NE 7th St #100, Grants Pass, OR 97526. "I," "me" and "we" mean Michael O'Coyne. "You" means anyone using this site. By using the site, you agree to these terms. If you don't agree, please don't use it.

Using this site doesn't make me your agent. Browsing, reading or sending a message doesn't create an agency relationship. Agency relationships in Oregon are set up in writing, and I'll give you Oregon's Initial Agency Disclosure Pamphlet when we first talk about a property.

General information, not professional advice. Everything here, including community pages, guides, rural property checklists, market commentary and blog posts, is general information about Southern Oregon. It isn't legal, tax, financial, insurance, engineering or inspection advice. Laws, rates, businesses and conditions change. Before you rely on anything for a decision, check it with the right professional or agency.

Property and listing information. Listing details come from listing brokers and other sources believed to be reliable but not guaranteed. Properties are subject to prior sale, price change or withdrawal without notice. Verify square footage, acreage, boundaries, zoning, schools, taxes, water rights, septic and well information yourself or through an inspector, surveyor or the appropriate agency. Drive times, distances and seasons are estimates.

Local Guide. Restaurants, wineries, breweries, farms, trails and events change hours, owners and status often. Listing a place isn't a paid endorsement, and I'm not responsible for third-party businesses. Check before you go.

Contacting me. When you submit a form, you're asking me to respond. I'll contact you about your inquiry by email, and by phone or text only if you gave consent on the form. You can opt out anytime; see the Privacy Policy.

Third-party links and tools. The site links to and embeds services I don't control, such as maps, scheduling, video and other websites. Their own terms and privacy policies apply, and a link isn't an endorsement.

My content. The text, photos, design and graphics on this site belong to me or are used with permission. You're welcome to share links and short quotes with credit. Please don't copy, republish or scrape content without written permission.

What you send me. You keep ownership of anything you submit. You give me permission to use it to respond to you and provide services. If you send a testimonial or review, I'll ask before publishing it with your name.

Please don't: use the site for anything unlawful; scrape, harvest or copy data with automated tools; try to break into or disrupt the site; or submit someone else's contact information.

Governing law. These terms are governed by Oregon law. Disputes about the site will be handled in the state or federal courts serving Josephine County, Oregon.

Changes. I may update these terms. The effective date at the top shows the latest version.
