Sell

Selling your home in Southern Oregon

No automated estimate. I pull the sales myself, walk the property, and give you a price range with the reasoning behind it.

Speed to market

Event Price

Priced at or just under the recent sales to bring several buyers in the first week. Use it when timing matters more than the last dollar.

Recommended

Market Perceived

Where the recent sales say buyers will land. Most of my listings start here, because it's the price buyers already believe.

Tests the market

Aspirational

Above the comps, with a set date to adjust if showings are quiet. Worth trying when the house has something the comps don't.

Before a listing goes live

  1. 1

    Walkthrough and pricing meeting.

I walk the house with you, then show you the sales I used and the range I'd list at.

  2. 2

    Prep list.

A short list of what's worth fixing before photos, and local trades who will actually show up.

  3. 3

    Photos, video and floor plan.

Professional photography and a floor plan, scheduled for good light.

  4. 4

    Paperwork up front.

Disclosures, the well log, septic records and any road agreement gathered before we list, so buyer questions don't stall the sale.

How I price your home

You get a pricing strategy, not an automated number. I start at the house. I look at construction quality, condition, layout, effective age, updates, views, access, and how usable the lot really is: the details buyers compare when they're standing in your kitchen. My construction background helps me separate cosmetic appeal from real value, spot the features that justify a premium, and catch the issues likely to come up at inspection or appraisal.

Then I build the comparison from four kinds of listings: recent closed sales, pending sales, active competition, and homes that expired or were pulled off the market. I choose the ones that match yours on location, style, size, age and condition. Then I adjust for what a neighborhood average misses: lot position, renovations, garage space, views, outdoor living, road noise and how the floor plan works. Price per square foot is one input, not the answer. What you get is the story behind the numbers: where your home fits today, what buyers can choose instead, and the price most likely to bring them in early.

After it goes live

Pricing doesn't stop at launch. Throughout the listing, I review how the market is responding: views, saves, showings, the quality of inquiries, where the traffic comes from, what's new or gone from the competition, days on market, and feedback from buyers and agents. The data tells us what to fix. Plenty of online attention but few showings usually points to the photos, the positioning or the price. Strong showings but no offers points to condition, disclosures, terms, or a better option down the street. We adjust based on evidence, not a calendar.

How your listing gets seen

The goal is qualified buyers, not just a listing online. Once your home is prepared, it launches on the MLS and flows to the sites buyers actually search: Zillow, Realtor.com, Redfin, brokerage websites and search engines. Professional photos, video, a floor plan and copy written for your property make it stand out in those results. I also take it straight to other agents through brokerage networks, office communications, and direct outreach to agents working with likely buyers and relocation clients.

Distinctive properties get more. For luxury homes, acreage, modern farmhouses, and anything a photo grid can't explain, I build the story buyers need: the craftsmanship, the setting, how usable the land is, the views, the outdoor living, and what life here looks like. Targeted digital ads introduce it to new buyers by location and search interest. Ads that keep following people who already saw your listing aren't a marketing plan. I watch which channels bring qualified buyers. Then I adjust the lead photo, the message, the reach, the agent outreach or the pricing strategy to match.
