What it's like

Living in Ashland

Ashland is the valley's walkable town. Mornings can start with a walk up Lithia Park along Ashland Creek, and evenings end at the theater. The Oregon Shakespeare Festival's 2026 season, its 91st, ran ten productions across three stages from March into late October.

The food is serious for a town this size. MÄS, chef Josh Dorcak's tasting menu, has earned James Beard recognition every year since 2023, and Cocorico fills up before shows. Caldera and The Noble Fox pour local beer, and the Saturday Growers & Crafters Market takes over Oak Street from May through October. In winter, Mt. Ashland's ski area is up the hill.

Homes range from Craftsman and Victorian houses near downtown to hillside homes with valley views and newer neighborhoods on the north end. Prices run higher than the rest of the valley.

Before you buy here

The homework

Hillside homes sit close to the forest, so look at defensible space and get an insurance quote before you make an offer. Homes in Ashland's historic districts may need design review for exterior changes. Older houses deserve a careful inspection of wiring, plumbing and foundations.
