Quick facts

Williams at a glance

Williams is an unincorporated community in Josephine County, ZIP code 97544, at the far end of Williams Highway (OR 238) south of Grants Pass. Downtown Grants Pass is about 25 to 30 minutes away. Williams Creek, a tributary of the Applegate River, runs through the valley.

What it's like

Living in Williams

Williams sits at the far end of Williams Highway, where the Applegate country opens into a valley of pasture, creek bottom and timbered hills. The drive in tells you what you're buying: farm stands, hand-painted signs, and more tractors than traffic.

Life here centers on the land. Plaisance Ranch, a working family ranch that also makes wine, is in the valley. Pennington Farms' bakery and the Whistling Duck farm store are on the drive toward town. Grants Pass is about half an hour away for the hospital, groceries and the Saturday growers market.

The property ranges from a few acres with a garden and a shop to larger farms with pasture, outbuildings and creek frontage.

Before you buy here

The homework

Almost every property here runs on a well and septic, so ask for the well log, a flow test and the septic permit. Water rights matter for anything bigger than a household garden. In Oregon, a domestic well can water up to half an acre of lawn or garden without a water right. Pasture, orchards or a vineyard beyond that need one, so confirm them in the state records before you buy.

Williams is unincorporated, so Josephine County handles zoning and permits. Some parcels are zoned for farm or forest use, which limits what you can build. Ask who maintains the access road, and get an insurance quote before you write an offer.
